Landlords Responsibilities (Gas Repairs & Safety)

  • Ensure installation pipe work, appliances and flues provided for tenants maintained in a safe condition
  • Ensure maintenance and annual safety checks are carried out specifically by a GAS SAFE registered engineer
  • Keep a record of each safety check for 2 year 
  • Issue a copy of the safety check to each existing tenant within 28 days of the check being completed and to any new tenant before they move in 


GAS SAFE registered engineers and the Annual CP12 Certificate


Landlords are required to ensure their gas installation tradesman is registered with GAS SAFE. This means they have the qualifications to carry out safe gas repairs and to provide your property with the annual gas safety check, called a CP12 Inspection. The GAS SAFE registered engineer will then issue a CP12 Certificate. For legal compliance a landlord needs to keep this certificate current and to supply their tenants with a copy. It is also the duty of landlords to ensure that the gas appliances and flues they provide for tenants' use are maintained in a safe condition at all times.

Deposit Protection

As part of the Housing Act 2004 the Government has introduced tenancy deposit protection for all assured shorthold tenancies (ASTs) in England and Wales where a deposit is taken. From April 6th 2007, all deposits paid under an AST should be protected within 14 calendar days of receipt by the landlord.
